A project is bid based on the expectations an owner communicates to an architect. Davis & Associates takes the drawings and specifications, involves our estimating staff as well as a large number of subcontractors and suppliers and produces the best cost and schedule for the project. All the numbers are based on the plans that are provided. Where applicable, Davis & Associates may offer suggestions that might simplify the construction process, resulting in cost savings to the owner. In these instances, as in all Owner/Contractor relationships, the final decision always lies with the owner and/or their representative.

Program Management is the practice of professional Construction Management applied to a capital improvement program of one or more projects from inception to completion. Comprehensive construction management services are used to integrate the different facets of the construction process – planning, design, procurement, construction and activation – for the purpose of providing standardized technical and management expertise on each project.
Design/build has many advantages.
It offers the benefits of Construction Management and also relieves the owner of risks associated with construction. Under this delivery system, the owner contracts with Davis & Associates for the services that are to be rendered, and we, in turn, hold contracts with the architect as well as all subcontractors. Because the architect works directly with Davis & Associates, we assume total responsibility for the design, engineering and management of the plans, and supervising all members of the construction team to ensure quality construction that is delivered on time and within budget. The design organization and construction team work together during initial planning to spearhead substantial schedule savings through the overlap of design with construction. With design/build, the owner not only gets outstanding construction services, he/she gets peace of mind, allowing them to focus on their core business competencies.
If Design/Build delivers peace of mind, then full service (Turn Key) really lets the client sleep well at night. Turn Key covers the whole program. This not only includes design and building of the project, it also encompasses design, procurement, installation and startup of all manufacturing processes and equipment. As with Design/Build, the architect, engineers and all subcontractors report directly to Davis & Associates. Davis & Associates assumes total responsibility for getting the project done.
As your Facilities Maintenance contractor, Davis & Associates enters into a term agreement with the owner, acting as General Contractor to provide maintenance services within a particular scope and/or dollar threshold. In this arrangement, we are an on call arm of your maintenance staff, coordinating the trades necessary to handle any and all of your facilities maintenance needs. One advantage of this type of agreement is that we develop a relationship and rapport with your facility working on a contractual maintenance schedule, and can in most instances, prevent exorbitant and untimely repairs that are a result of wear and tear that comes from normal occupancy/usage and neglect. We make your building our business so that you can focus solely on doing your business.
